Avantio is just one of the numerous choices when it comes to property management software. It’s a particularly popular platform over in Europe, specifically in countries like Spain and France. Maybe, the Europeans are onto something special here, so, we sought to experience Avantio for ourselves.

We’ll be testing out Avantio’s entire suite of tools and features to see how it can help hosts and property managers. Our Avantio software review will talk about the main features we like about the product, pricing, and potential costs to your vacation rentals, along with verified Avantio reviews from other users.

Best Avantio Features and How Hosts Can Use Them for Their Airbnb

These are the Avantio features that we liked the most. We believe that they are the ones you’ll need to focus on if you want to fully optimize the vacation rental software as a way to streamline your processes.

Property Management Software: This all-in-one solution allows hosts to manage their entire portfolio from the Avantio platform, including tasks like booking management, pricing optimization, and guest communication. The PMS also integrates seamlessly with Avantio's Channel Manager, making the two main features work hand-in-hand.

Channel Manager: It enables hosts to distribute their listings across multiple booking platforms and synchronize calendars and rates in real-time. A vacation rental channel manager is arguably one of the most essential tools a host or property manager should use. It allows you to flexibly post on numerous platforms to maximize your reach and in turn your occupancy, without the risk of double bookings.

Unified Inbox: This is a game-changer for managing guest communication and is one of the first things we look for in a property management software. It gathers messages from multiple channels, including Airbnb, Booking.com, Vrbo, WhatsApp, and SMS, into a single inbox. This feature has saved us countless hours by eliminating the need to switch between platforms and ensuring we never miss an important message. It elevates your communication game, allowing you to provide customer support regardless of where you are.

Check-in Online: This tool can revolutionize your guest check-in process and elevate the overall guest experience. It allows guests to securely submit their information and documentation through an online portal, generating any necessary paperwork and notifying hosts when the check-in is complete. This contactless solution can lead to improved safety standards and frees up time for more personalized guest interactions.

Revenue Calendar: It is a great tool for optimizing occupancy and revenue. It visually identifies orphan days and allows hosts to adjust minimum stay requirements to fill those gaps. By maximizing occupancy, we've seen a significant boost in our bottom line. While it’s not a direct replacement for dynamic pricing tools like PriceLabs or Wheelhouse, which are tools we personally use, it’s still great to see something like the Revenue Calendar available on Avantio.

Payment Management Software: Helps streamline financial transactions and communication. Hosts can set up secure, transparent payment processes, automate notifications, and improve the overall guest experience. This feature can reduce the repetitive and boring administrative workload and ensure timely, accurate guest payments.

Operations Management Tool: Simplifies task management by enabling instant communication with maintenance staff and service providers. Hosts can assign tasks to specific bookings or properties, set deadlines, and receive visual progress updates through photo comments. We see this tool as a way to greatly improve your team's efficiency and ensure a consistently high standard of property maintenance. It’s quick and intuitive and even allows you to track progress using visual indicators, knowing exactly when your team has finished and what job/s they performed through photos.

Website Design: They create custom, SEO-optimized websites that showcase your properties and drive direct bookings. The best part? Avantio doesn't charge any commission on direct bookings made through your website, allowing you to keep more of your hard-earned revenue. In today’s day and age, having your own website is simply a necessity and is one of the best ways to drive direct bookings, outside of social media.

Avantio Pricing: How Much Does Avantio Cost?

Avantio’s features may seem nice, but does it also come with a nice price tag? Unfortunately, we can’t directly answer that question. Avantio doesn’t publicly display their prices and you’ll have to contact them directly to find out how much it will cost for implementation in your vacation rental business.

It’s clear that Avantio will charge you according to your property management needs, the number of vacation rentals you’ll need to manage, and what features you’ll be using from their platform. However, some users claim that prices start at around $14 per property, while others claim that it costs around $200 for 1-9 properties.

Just make sure to take all of these numbers with a grain of salt. These prices aren’t confirmed at all and they may make changes depending on your vacation rental management needs. We highly suggest contacting Avantio support directly for prices and you can even book a demo to learn more about the platform.

Avantio Pricing vs Alternatives

It’s going to be a bit hard to compare the costs that Avantio brings to your vacation rental properties. The most we can do for now is to compile some of the most popular vacation rental management platforms and their prices. This will at least give you an idea of what these platforms charge for their services.

  • Guesty - Lite: starts at $16 per listing/month for up to 3 listings. Pro and Enterprise: For 4-199 listings and 200+ listings, they offer custom prices and you’ll need to contact them for pricing. Guesty also charges for some of their extra features.
  • Hostfully - Starter: $119 per month for up to 4 listings. Pro & Pro Plus: $215 per month for up to 11 listings, and $269 per month for up to 19 listings, respectively. Premium: Custom plans for hosts and property managers with numerous listings. They also offer a 10% discount for annual plans.
  • Hospitable - Host: $29 per month for 1 property plus $10 per additional active property. Professional: $59 per month for 2 properties and only charge an extra $15 per additional active property. Mogul: $99 per month for 3 properties and charge an extra $30 per additional active property.
  • Lodgify - Starter: $20/ month + 1.9% of booking fee per listing. Professional: $50/ month per listing. Ultimate: $73/ month per listing. They also offer discounts per plan per additional listing you have, along with up to 25% off on yearly and two-year plans.
  • Hostaway - Hostaway isn’t fully transparent with their rates. They charge a monthly or annual subscription, according to your preference, and prices will vary depending on what features you’ll be using, and the number of listings you’ll manage. You’ll need to contact them directly for pricing inquiries.

Avantio Reviews From Across the Web

Our experience with Avantio was great, but others might not agree. So, we’ve collected a handful of comments across various sites to determine how satisfied each user is with the platform. Let’s check out these Avantio reviews.

  • Victor G kept it short with: “Super easy to use and plenty of options for customizarion. Nice interface.Expensive, especially with all the modules active.”
  • Alexandra Pereira says this: “The more you use it, the more you see you need it and it's the best resource for your holiday rental business.”
  • Costas S left this comment: “The approach of Avantion people was great and personal. Having everything under one platform and working perfectly really changed my life and business. Guest communication and reporting can be improved.”

Most users appear to be content with Avantio as a whole, scoring an average of 4.7/5 on TrustPilot, and another 4.7/5 on Capterra. The reviews are filled with “easy to use” comments and great customer support. However, there have also been a couple of mentions surrounding the Avantio app missing certain issues, specifically on iOS devices, along with some pricing concerns. As a whole, most users ended up satisfied.

Final Thoughts

Overall, we think Avantio is a sound choice if you’re looking for a property management system. It has a solid range of features that allow you to streamline and automate your processes. While other PMS do offer more tools, Avantio still has the basics covered. Clearly, its popularity in Europe is justified.

If you’re considering starting out your own Airbnb rental or just looking for a new addition to your portfolio, we suggest checking out our BNBCalc property analysis tool to give you an insight into properties on your radar. It can help you make data-driven decisions, based on what active rentals are already earning, allowing you to get an idea of not only revenue but also expenses, and paint a fuller picture of your potential investment.
